Some facts and figures on the self build market*


Self build provides about 12 per cent of the UK’s housing market and 25 per cent of the detached housing market.


The self build market has grown from around 15,000 units in 1999 to 20,000 in 2007 with spend on labour and materials in the region of £3bn. While self build has not been immune from the credit crunch, it has been weathering the storm rather better and in 2008 will be down about 15 - 20 per cent, which is a much lower drop than seen in the general housing market.


The housing landscape in the UK has changed dramatically during 2008. National house builders who were planning to create the bulk of the government’s target of three million new homes by 2020 (240,000 each year) have all but stopped building. The lack of new build developer homes will encourage more people to go down the self build route. Also building land will become more available and cheaper as builders divest themselves of parts of their land banks.


Another driver is green issues. This has grown from being of minor importance to self builders five years ago, to a significant incentive as more and more people want to create their own homes to get the eco content they want.


But probably the most important reasons people self-build is to get a house with the layout, fixtures and fittings that best suits their needs at a price typically 30 – 35 percent below the price of an equivalent developer home.  This, in turn, creates a safety net against falling prices and negative equity.
